Other Useful Information The first and second floors are close carpeted as is the library, television room and office on the ground floor. The rest of the ground floor is covered in white American oak in the public rooms and French natural oak in the kitchen and beyond. Great deal of care has been taken in choosing fine plaster cornices, pilasters and arches, and neutral colours have been chosen for all the curtains. The garden has been deliberately kept as simple as possible with low maintenance in mind and lawns separate the house from an elegant terrace with steps leading down to a wide grassy path bordered by clipped Irish yews and a paddock beyond. A part time gardener/ handyman, who lives on the Estate, is available to help with the garden. Since the photographs were taken the lawns have been turfed and sown and carpets and curtains fitted. The house is on a private water supply and the drainage system leads to a septic tank some distance from the house. The fresh water is treated by filtration and an ultra violet lamp before entering the house tanks. The heating system is oil fired and the water can be heated by a boiler in the plant room or if preferred in summer by the Heritage stove in the kitchen. Central heating is phased separately to different parts of the house so that only the rooms in use need be heated. All the water system is pressurised and the hot water is stored in four large cylinders with immersion heaters as backup so that there is ample hot water to fill all the baths at the same time. Considerable investment has been made on insulating the house to a very high standard. There are open fires in the Dining room, Library, Drawing Room and Television Room.

Balthayock House - Annual Rental This outstanding new house reflects the classical designs of Robert Adams. James Denholm who designed the house is one of Scotland’s most respected architects. The house is available for lease for a period of five years with a break exercisable by either party, after three years. It stands on a site previously occupied by a Victorian mansion house in terraced mature timbered grounds adjacent to a thirteenth century Keep, offering total privacy and magnificent views to the South over the Tay Valley towards the Ochil Hills. Location Balthayock is six miles from Perth and eighteen from Dundee and within 2 ½ miles of the A90 and the national motorway system. The East Coast main line train service and airport in Dundee is a half hours drive away and the West coast main line from Perth is twenty minutes by car. Both Dundee and Scone airports provide landing facilities for private aircraft. Edinburgh is 45 miles south by motorway and its airport can be reached in 40 minutes. Perth and Dundee are both excellent shopping centres. Sporting Perthshire is famous for its natural beauty and country sports which are available in abundance. Balthayock lies in an enviable location; within easy access of major cities including London and also having so many country pursuits within easy reach.  Salmon Fishing can be organised on the River Tay, arguably Scotland’s finest Salmon River, just a 30 minute drive away.  Trout fishing can also be organised on numerous picturesque lochs across Perthshire and the surrounding area.  Deer stalking can be arranged on a number of estates such as Tulchan, Balmoral and Clova all within an hour of Perth, stalking stags and hinds over rugged and challenging terrain is considered to be the ultimate country sport.  The World championship Golf courses at St. Andrews are within a 45 minutes drive from Balthayock as well as Carnoustie and Gleneagles.  Skiing is available at Glenshee, which lies in the mountains above Braemar situated approximately 45 minutes from Perth.  Perth Race Course, one of only 6 within Scotland, stages regular daytime and evening races with Polo during the summer months, all within a short car drive away.  All country sports can be booked through Bell Ingram’s head office in Perth. Layout The House is built on an H shape design over three floors with a central block and two wings. The ground floor rooms have a minimum height of three metres and two point seven metres on the first floor. Ground Floor The ground floor spreads out from a central hall with views to the garden and the hills beyond. The main entrance is on the north side of the house and leads into a panelled inner hall and then through a glass door into the main hall from which elegant stairs rise to the first floor. A passage to the left leads to the dining room, cloakroom, and then on to a huge kitchen. Beyond the kitchen is a larder, utility room, plant room, and garage with underground circular cellar. Both the kitchen, with its ‘four oven’ Heritage cooker, and the utility room are fitted with all the new modern domestic appliances including in the utility room, a deep freeze, Belfast sink, a large American clothes washing machine and spin dryer, and a security room with a built in safe, and in the kitchen, two dish washing machines, two fridges and a separate gas cooker for emergencies. A back stair isolated from the kitchen area by fire doors provides a second means of accessing the first and second floor. Moving right handed from the hall through double doors there is a library which leads through another set of double glass doors into a large drawing room. A second short passage from the hall accesses the television room and beyond that, a large office with stationary cupboard and a bar accessible also from the drawing room. First Floor The first floor consists of the principal bedroom with en-suite bathroom with bath, double basins and separate shower. There are three large built in cupboards one of which is walk in with banks of drawers, shelves, and hanging space. Across the passage is a dressing room with built in cupboards and a wash basin. There are three more large double bedrooms, two with en-suite bathrooms and one with a basin and is adjacent to a family bathroom with separate shower cubicle. All the baths are panelled and topped with marble surrounds. Second Floor On the second floor there are a further two attic style bedrooms both with en-suite bathrooms. Each bedroom has additional storage space and dormer windows with magnificent views of the Tay and beyond. Moving down the passage past the bedroom and storage cupboards there is a large room ideal for a games room or studio.
