A two-story, custom-built Bayfront residence within Country Club Shores became the highest Longboat Key sale of 2019 last Friday when it closed for $5,100,000. Michael Moulton, Broker-Associate with Michael Saunders & Company represented the seller. Premier Sotheby’s represented the buyer.
Located at 641 Ranger Lane on South Longboat Key, the estate sits on an oversized lot, providing panoramic views of Sarasota Bay and downtown Sarasota from nearly every room and large living spaces designed to capture the distinct coastal ambiance of the desirable barrier island. Moulton first listed the property early January and went under contract with the prospective buyers just over a month later.
“Longboat Key is one of the most sought-after destinations for those looking to benefit from the beauty and location of the Longboat Key Club,” said Moulton. “Not only did the sellers position this home to maximize incredible city skyline views, but it has also been exceptionally maintained throughout their ownership. Basically, nothing needed remodeling in the eyes of the buyers.”
The purchase continues to emphasize the strength of the Gulf Coast (Manatee, Sarasota and Charlotte counties) as a luxury market. Year-to-date there have been seven sales over the $5 million mark as compared to the three posted in 2018, raising the average sales price in the high-end sector by 12% respectively. Thus far into 2019, there have been 23 total luxury real estate sales across the three counties, six of which were on Longboat Key. Michael Saunders & Company has represented nine of the total luxury sales and brought nine of the buyers, giving the brokerage an impressive 39% of the market share.
