WHAT DO BUYERS WANT FROM THEIR SOUTH FLORIDA HOME?

Posted on March 3, 2014 by Mayfair International Realty member, Julie Jones of Premier Estate Properties in Fort Lauderdale

With over 15 years of experience in selling the South Florida lifestyle in Fort Lauderdale, Julie Jones knows exactly what the U.S. and international buyers expect from their home in the sun.

Maybe this checklist will assist buyers in selecting their dream home or help sellers in preparing to come to market.

Swimming pools are a huge factor in South Florida’s lifestyle. There is no better way to enjoy the sunshine than poolside on warm day. Our tropical climate ensures that you can enjoy the pool all year round.  A sparkling clean and well-maintained pool is a strong invitation with a great display of out door furniture photographed on a sunny day.

Tropical landscaping, palm trees gently swaying in the breeze and abundant foliage creates the perfect backdrop to the South Florida home.

Views, views and more views.  Whether overlooking your private pool and dock or an amazing vista of the Atlantic ocean and beach, views are paramount.  Windows are abundant in South Florida residences to allow for maximum enjoyment of the outdoors and to allow the sunshine to light up interior rooms.

For the condominium seeker and/or single family residence, outside loggias and balconies are key. The larger the better because South Floridians love to be outside and create outdoor living areas often with summer kitchens and al fresco dining areas sometimes with fireplaces or fire pits for the rare chill. Who doesn’t want to enjoy a BBQ with family and friends all year round?

Impact glass windows, a generator and newer roof are increasingly ‘must haves’ to achieve the most competitive insurance rates.

Updated kitchens with newer appliances are a huge priority as this is one of the largest investments in a residence. Crisp white or light cabinetry are always in favor and an ageless choice in South Florida.

Large masters are also a priority.  Buyers seek the luxury of a spa bath and sometimes steam shower. Large closets with custom build-outs are typically sought after too.

Less is always more in presenting a residence.  De-cluttered space with minimal furniture and fewer personal items allows the buyer to get a better sense of space, floor plan flow and overall design.
