This outstanding Penthouse Apartment is located by the 15th hole of the famous Ballesteros Golf Course, home of the European Masters. It provides outstanding accommodation with a floor area of 222 square metres (2389.5 sq.ft.) plus the three balconies, with their stunning views of the golf course and surrounding mountains, two garages and the carnotzet (wine cellar). Situated only some five minutes walk from the village of Crans and the golf course clubhouse, the property is about one hour’s drive west to Lake Geneva and 2.5 hours drive east to Stresa on the shore of Lake Maggiore. Crans-Montana is famous for its golf, skiing, walking, exclusive shops and micro climate. When this website feature was composed, the price of CHF1.985.000 equated to £1,554,293, 1,866,337€ or US$2,022,308. Those figures are a guide and vary with currency fluctuations. The price excludes furniture and furnishings, whilst the buyer will be responsible for payment of the costs of sale.

The property comprises a luxury Penthouse Apartment arranged on two floors of the traditional style building, where it is the only apartment at this level.

The generously proportioned accommodation includes a splendid living room and dining room with feature fireplace, mezzanine floor with further living area, bar, kitchen, five bedrooms and four bathrooms. There are three balconies, providing stunning views over much of the Ballesteros golf course and the spectacular mountains beyond.

In addition, there are a ski room, basement with carnotzet (wine cellar) and two garages. Outside are a private garden and car parking area.

The apartment is used for holidays three times a year by the owners whilst, at other times, it can provide an excellent income from Airbnb rentals, for which its size make it ideal. Several testimonials confirming this are available on request. The property has been maintained in excellent condition and, when not occupied, it is looked after by the building’s concierge, whose family lives on the first floor.

The building was constructed in 1968 and an interesting feature, perhaps relating to the ‘Cold War’ of the time, is that it is atomic bomb proof. There is even an atomic bomb shelter in the basement. There is an active owners’ association which ensures that the building is maintained in good condition and which recently arranged renewal of the roof and the elevator.

It is important to note that this property can be sold to foreigners – non Swiss nationals. This should be considered alongside a law passed by the Swiss Parliament some years ago, which prevents the building of any new apartments unless their owners accept a condition that they will live in the new property, which will be their main residence. That means that no new apartments can be built for sale as holiday homes here.

One of the many important selling points of the property is its location. The building and its grounds are situated on a large compound by the 15th hole of the renowned Ballasteros golf course, home of the prestigious Omega European Masters and other important tournaments. It is indisputably the most spectacular course on the European Tour schedule.

This means that the centre of the village is a walk of only some five minutes from the property. You just have to walk over (in winter) or alongside (in summer) holes 16, 17 and 18 to reach both the clubhouse and the village centre.

In fact, walking is one of the many delights of the area, alongside the more obvious ones of skiing and golf. For Crans-Montana lies on a relatively flat, sun-drenched plateau at around 1500 metres above sea level, as a result of which, walking is much easier in and around Crans than at many of the other well known resorts which attract foreign nationals. This may be particularly important if the owners are elderly.

Unlike many other fashionable locations, Crans also has a lively summer season. This is partly due to its excellent golf facilities, for not only does it boast the Ballasteros golf course, it also has a 9 hole course, designed by Nicklaus Design, with another three courses nearby. The other factor is the excellent micro climate enjoyed by the area, for the village of Lens, which is part of this community, has the most annual hours of sunshine of any place in Switzerland.

The skiing facilities are, of course, first class and cater for skiers of all ages and abilities. Skiers (and hikers) can go into the mountains, right up to 3250 metres. There are numerous ski lifts connecting the ski areas of Crans-Montana, Violette and Aminona.

Crans-Montana is also renowned for its wonderful exclusive shops, which are probably matched only by Zermatt and St. Moritz. However, if the lure of the shops becomes a little too much, you can easily escape to the quieter environs of nearby Lens or Montana Village!

Above all, Crans-Montana is a family-friendly resort where, in addition to its skiing and golf facilities, you can enjoy the five swimming lakes, walks through aromatic mountain forests along an extensive network of footpaths and relaxing fondue evenings in its rustic inns. Last, but not least, the new owners of this outstanding property will never tire of the magnificent views of the Valais Alps, extending from the Matterhorn to Mont Blanc.
