Description

Internally, the villa combines all the best features of its original construction and finishing with the modern characteristics of its complete refurbishment in 2000.

Each room and area has different structural features and unique details, examples being ceilings with exposed beams, white plaster ceiling frames, ancient ceramic floors, fine marble, exposed stone walls and finely decorated and painted walls, with period furniture and furnishing accessories in complementary styles. There is a fine external portico constructed of oak, providing a vision of the past and creating a prestigious entrance to the house.

The superbly proportioned accommodation is arranged on three floors and comprises twelve rooms, including four bedrooms and two bathrooms. The rooms on the top floor are enclosed by two mansards.

The garage has an area of 120 square meters (1291 square feet), including an upper floor for storage. There is an additional store of 50 square meters (538 square feet) and a separate barn.

The land offers particularly special and important features of the property, the site area being approximately 2,000 square meters. The orchard of 800 square meters is highly productive and is believed to have been in continuous use for growing fruit and vegetables for more than a thousand years.

The landscaped garden area of 160 square meters or 191 square yards includes a swing, slide and a barbeque area. There is a separate area of 200 square meters (239 square yards) used as a piggery.

The landscape surrounding the property is considered to be unmatched and the big windows of the villa provide magnificent views. These include the nearby historic town of Sepino, the glorious surrounding countryside and, in the distance, the snowy peaks of Campitello Matese, Mount Mutria and Majella, which have recently become National Parks.

SEPINO

The medieval town of Sepino is regarded as one of the most beautiful towns in Italy. It is also of great historic and archaeological importance. There are fine churches and palaces, several unusual fountains, one of which is decorated with a carved face dating back to the second century AD, and the town’s ninth century defensive walls, most of which are incorporated into the houses on the edge of old centre. There are two gates through the walls and three cylindrical towers that can still be seen. From the town you get lovely views over the surrounding countryside.

Near the town itself are the important and much visited remains of the ancient Roman town of Saepinum. The city covered about twelve hectares and was surrounded by defensive walls with four main gates. The considerable and significant remains offer a great deal of interest and the site is often used as a location for dance and theatre events in the summer.

Up the mountain above Sepino are the remains of the ancient town of Saepins. Older than Saepinum, it was a strong and powerful city in the third century BC but was eventually conquered by the Romans, who built Saepinum in its place to be better positioned for the trade routes in the area. Some ruins remain to be seen including parts of the defensive walls and the three gates into the old city.

Sepino is situated 20 km south of Campobasso, the capital of the region of Molise and is close to the Molise-Campania border. It is 137 km from Naples and 225 km from Rome. Naples International Airport is 130.6 km from the town, whilst several local airports are about half that distance away.
