This unique country estate occupies the most magnificent position high up in the Pyrenees and only three minutes drive from the ski slopes of Pal-Arinsal. The estate includes land with an area of 13.681 square meters or 3.38 acres (1.368 hectares). Two further adjoining areas of land totalling 22.109 square meters are also for sale and, for buyers interested in purchasing the whole property of 35.789 square meters (8.844 acres or 3.579 hectares), the asking price is 25 million euros. The land offers huge opportunities for development – see details below. The focal point of the estate is the handsome chalet residence, which provides superb accommodation having a total floor area of 1290 square meters (13.886 square feet), numerous outbuildings, all being surrounded by glorious gardens and having the benefit of the most stunning views imaginable.

This unique property has been in the same ownership since the residence was constructed in 1977 and this is the first time that it has ever been offered for sale. A major factor in the owner’s choice of location was the healthy lifestyle it provides.

The chalet style mansion is of wood and stone construction and was built in typical Andorran style. Its design takes full advantage of the charm of the rural ambience and peaceful surroundings, with wide open spaces, considerable natural light and magnificent mountain views.

The superbly proportioned accommodation includes a large living area with a huge fireplace and chimney and an open kitchen, six bedrooms, three complete bathrooms plus two shower rooms and three separate toilets, a luxury meeting room and three small offices. With a certain amount of imagination and minimal cost, it would be a simple matter to convert the meeting room and some of the offices to additional living space.

There is a great deal more to this fabulous home than the internal accommodation. Included are a laundry room, a large hobby room, heating room, several box rooms, garages for six cars (an open fronted garage for four plus a further double garage), stables for five horses, a large factory space with basement (ideal for business or commercial use), a large warehouse and an open fronted wood store with a capacity of 20.000 kilos (two tons) of wood.

Outside are a large parking area, beautiful and generously proportioned south facing terraces and the charming gardens. These surround the residence and include lawns, flower beds and a variety of mature shrubs and trees. There is also a productive vegetable garden.

The property has all services, including electricity, telephone line and its own water from the water springs in the land. The services are ideal for any kind of tourist or commercial business.

The sale of the property, possibly with the additional land referred to in the summary details, offers enormous and extremely rare opportunities for numerous kinds of development.

With only 8% of the total surface of the Principality of Andorra in private ownership, the remaining 92% belonging to the Andorran Government, it follows that such land which is zoned for development is exceptionally scarce. This factor, combined with the stunning location of the property, has created development opportunities of particularly high value.

The zoning and authorisation by the authorities of Andorra mean that approval for a commercial, touristic or residential project, with the construction of apartments, villas and chalets, is likely to receive approval. Furthermore, the close proximity to the ski slopes of Pal-Arinsal, just three minutes away by car, opens up many more possibilities, including a spa-hotel, sports complex, private club, health centre or clinic.

Indeed, a complete village may be possible, with a whole range of summer, as well as winter, tourist activities to take full advantage of both the beautiful mountain location and Andorra’s thriving tourist trade, with between nine and twelve million tourists visiting each year.

Already available are plans for the construction of a 250 bedroom hotel to accommodate 500 persons and an apart-hotel of fourteen units providing a total of 140 apartments for 560 persons.

It follows that the most imaginative and rewarding development plan will include the two additional adjoining areas of land in the same ownership and individual purchase prices for these will be provided on request, whilst the asking price for the entire estate of 35.789 square meters (8.844 acres or 3.579 hectares) is 25 million euros.

Skiing in Europe is certainly a great way to spend part of the winter. Unfortunately, however, the glitzy resort towns of the Alps do not cater for skiing enthusiasts with more modest budgets or simply a determination to find the best value for money for their hobby. Fortunately, skiers in search of an affordable alpine adventure can combine fine skiing and seasonal work in Europe’s other spectacular mountain range: the Pyrenees.

The Principality of Andorra is only a spec on a map, nestled high in the mountains and narrow valleys between Spain and France. Yet this small country has five extensive ski resorts that offer the best skiing in the Pyrenees. Sunny skies, modern lifts, and excellent accommodation keep steady streams of Europeans coming to Andorra from the first day of the ski season to the last (typically, the third week of November through to April) and a continuous influx of skiers on holiday gives the entire country a festive atmosphere.

The picturesque old village of Pal is just two minutes drive from the property and is situated at an altitude of 1551 meters. It is 4 km west of the town of La Massana and close to the border with Spain.

The principal feature of the village is the Romanesque style, 11th century church. Subsequently extended and altered, it still retains its magnificent 12th century bell tower.

Pal has been described as the most charming village in the country. This is largely due to it being within a special architecture protection plan since 1997. As a result, although many of the houses have been renovated, the whole village manages to retain its original look and feel, which is not the case of many villages in Andorra.

Facilities in Pal are understandably limited, but those of the town of La Massana, only ten minutes from the property, cater for most requirements. La Massana is the principal town of the Parish of the same name, this being one of the seven parishes of the Principality.

The town of La Massana is approximately 4km from Arinsal and offers a variety of supermarkets, shops, banks and other amenities. There is a relatively small selection of bars and restaurants and these tend to cater more for local residents than the tourist trade. A gondola from the town centre provides transport to the Pal ski area.

Andorra’s recognition as probably Europe’s most discreet tax haven is well known and is likely to be a particular attraction to intending purchasers seeking the advantages that the Principality offers in that respect, combined with the many outstanding features and opportunities which the property provides.

A comprehensive document which provides a great deal of detailed information will be provided to genuinely interested parties on request and includes information as follows:
