Description

Finca El Duende is a genuine income producing country property, which has been home to the present owners for the last seven years. During this time, they have painstakingly refurbished the house to its present high standard.

The residence has under floor heating throughout and air conditioning installed in the principal rooms. Its exceptionally well proportioned accommodation has a total internal floor area of approximately 288 m2 (3100 square feet) and there is an additional large first floor balcony to the master bedroom providing a further 39 m2 (420 square feet).

The ground floor is entered via sliding glass screens extending almost to the full widths of the outside walls of the large lounge-hall. Double doors lead to the spacious living room of 40.32 m2 (434 square feet). This has a recessed chimney incorporating a wood burner and two pairs of double doors leading to the garden.

There is a separate dining room, also with a wood burner, with a study leading off. A door leads into the substantial, extensively fitted kitchen, having ample space for a table and chairs, with a floor area of 52.56 m2 (565 square feet), including the staircase which leads off from one corner. There is a door to the separate larder, whilst double doors lead to the garden.

A further door from the kitchen leads into the enclosed passageway, which has a door to the exterior at one end and guest cloakroom at the other. The passageway leads, in turn, to the second and third double bedrooms, each of which has an en suite, and to the utility room. The boiler room and a large store are located at the end of this building and accessed from outside the passageway.

The first floor is taken up entirely by the superb master suite, with an area of about 53 m2 (570 square feet). The bedroom has windows to one end and glazed double doors at the other, opening on to the balcony. On one side of the room, doors lead respectively to the separate dressing room and the large en suite bathroom.

Outside are an enclosed courtyard, large patio and the swimming pool, this being 10m x 5m (32’10” x 16’ 5”). Adjoining the private courtyard is the car port, which accommodates three cars and, next to this, are the useful workshop and storage sheds with areas totaling about 90 m2 (968 square feet).

The garden is fenced all round and includes lawn, a considerable number of fruit trees, mainly orange and lemon, and a large well stocked fish pond. There are two olive groves, one to each side of the property, with a total of about 400 trees. These areas are also fully fenced. The olives are harvested each year, resulting in a worthwhile income.

There are extensive views over the surrounding, relatively flat countryside in all directions. The property enjoys peace and seclusion from its rural position without, however, being isolated.

FACILITIES & LEISURE

Finca El Duende enjoys an enviable position which combines the delights of the unspoilt countryside with ease of access to nearby towns and a range of leisure and other amenities.

San Javier, or Murcia, Airport is only some 25 minutes drive, whilst the much larger Alicante Airport can be reached in about an hour. The fast AP 7 route provides access to both. In addition, the new airport at Corvera, which is currently under construction and scheduled to open at around the end of this year, will be within about 20 minutes drive. This will be one of the largest airports in Spain and will do much to increase tourism to the region of Murcia, which should have a positive effect on property prices.

It is likely that property values will further increase as a result of the “Disney type” resort and theme park, being developed by Paramount and expected to open in 2015. This will be some 20 minutes from Corvera Airport and is expected to rival the European Disneyland outside Paris, hardly surprising given the far better climate which Murcia Region enjoys!

The city of Cartagena is some 15 minutes from the property and has a huge amount to offer, especially to those interested in naval history. Indeed, it has been one of Spain’s most important naval ports since the 16th century and is still home to a large naval shipyard. The city boasts many fine buildings, all the amenities expected of a city of its size and much of general historical interest in addition to its naval past. Indeed, it can trace its (often turbulent) history back to the third century BC.

The nearest main town to the property is Fuente Alamo, situated a little inland and only about 10 minutes drive. It will take about the same time to reach the new golf course – Hacienda del Alamo, which is fully operational and open to the public.

Lovers of water sports of all kinds will make their way along the coast to the sea-side resort of Puerto Mazzaron, which is a comfortable 15 minutes drive and which has much to offer, including some of the Costa Calida’s best Blue Flag beaches.

Beyond are the famous La Manga Club & Resort and the Mar Menor. This huge salty lagoon, which has been dubbed “the largest swimming pool in the world”, is one of Europe’s most popular locations for water sports of all kinds, whilst its wetlands are the subject of designated Conservation and Special Protection areas.

There is not far to travel along the A 30 road to enjoy the spectacular scenery of the El Valle & Carrascoy Regional Park. This protected area of over 16,000 hectares borders on to the outskirts of the regional capital, the fine city of Murcia.
