HILTON & HYLAND’S BRANDEN AND RAYNI WILLIAMS REPRESENT RECORD $70 MILLION SALE IN BEVERLY HILLS WITH MORE IN SIGHT

Mayfair International Realty members, Hilton & Hyland team Branden Williams and Rayni Romito Williams have sold the Trousdale Estates spec home built by handbag tycoon and luxury real estate developer Bruce Makowsky for $70 million. The selling price represents a record-breaking sale for Beverly Hills.

Mr. Makowsky is no stranger to L.A.’s luxury real estate game; Williams & Williams represented the sale of his renowned spec home in the Hollywood Hills’ famous Bird Streets in April. Four more are also in the pipeline that will command even higher prices than this most recent sale.

In regards to working with Makowsky, Branden and Rayni expressed their enthusiasm and appreciation: “Mr. Makowsky represents the epitome of luxury home builders in the market today. His attention to detail in construction, décor and furnishings, as well as his deep knowledge of what today's luxury home buyers are looking for, makes him a dream to represent in the high end residential market.”

The Trousdale Estates residence, at the top of North Hillcrest Road, enjoys panoramic views stretching from downtown to the coast. The 23,000 square foot home has eight bedrooms and fifteen baths, and every inch of the interior detail was attended to by a world-class design team.

The buyer purchased the house as staged, with all furnishings, décor appointments, appliances, and electronics in the house, including an extensive collection of wines in the 2,500 bottle cellar.

The front of the home is adorned with a 54 foot wide curved glass door, which can be controlled electronically, and opens onto the property's infinity pool, computer controlled fountains, and southerly exposure.

Interior architectural details include tequila and vodka bars, a $200,000 candy wall, and a state-of-the-art screening room, with tiered seating for 18. Artwork includes a replica of James Dean's motorcycle.

The focal point of the main dining area is an 18 foot long onyx dining room table, that can seat 24 persons, who will have the pleasure of dining off the included place settings by Roberto Cavalli that each cost $3,700.

The multi-vehicle garage, decorated with black tile and mirrors, includes a car lift to transport vehicles to the lower level for a luxury auto gallery display.

Also included in the sale, a five person staff to attend to the property for one year. “These are the types of offerings that set ultra luxurious properties apart from the rest of the luxury real estate market. Maintenance is always a consideration for homes of this size and opulence,” said Rayni.

Branden and Rayni are having a record year, closing over $425 million in transactions to date. The husband and wife team specialize in the Trousdale Estates neighborhood of Beverly Hills, where they have developed several properties themselves, including their personal residence.

Hilton & Hyland President Jeff Hyland praised his team: “Very few know how to represent ultra luxury homes like Branden and Rayni. Their in-depth knowledge of area properties, relationships and discretion with clients has provided them with all the tools for success and made them an extremely valuable part of the Hilton & Hyland team.”
